From a tight, tree-lined roadside plot to a Georgian-inspired family home with level changes resolved and indoor–outdoor living done properly. Before: the clients wanted to stay close to town, near the kids’ school and grandparents- without compromising on the “proper house” feel they liked. The site, however, wasn’t playing ball: it was narrow, set just off a main road, with level changes to manage and mature trees that needed protected. Privacy was also a real issue, and a few early objections meant the planning strategy had to be as considered as the architecture. Solution: we designed a traditional Georgian-inspired home that sits comfortably along a stretch of detached roadside dwellings, but works like a modern family house inside. The plan centres on an open-plan kitchen, living and dining space that opens straight onto a covered patio/BBQ area - so the rear of the house becomes the everyday “hub”, not a formal showpiece. A south-facing sunroom and breakfast area pull in daylight and extend the sense of space, while high ceilings lift the main living areas without needing excessive footprint. To make the narrow plot feel private, we treated the site as a sequence: controlled views to the front, a more open rear facing orientation and careful window placement to avoid overlooking. The covered BBQ area does double duty - shelter in bad weather and a proper transition between house and garden, so the outdoor space actually gets used rather than admired twice a year. The process was hands-on and collaborative. The clients were heavily involved and the design moved quickly from site survey and sun-path analysis into concept options and 3D modelling, which helped lock decisions early and keep everyone aligned. Planning concerns were handled proactively through engagement and negotiation, addressing neighbour privacy and site constraints without watering down the core idea. After: the result is a 270m² Georgian-style family home that feels settled in its context, works for day-to-day family life, and solves the awkward bits - levels, trees, privacy and a narrow roadside setting - without looking like it had a fight to get there.
